In 1974 David St.John did his first auction. He discovered as a brand new auctioneer that the most dangerous thing to any client is a new auctioneer or one who lacks a minimum of 20 years experience unless that auctioneer works for another experienced auctioneer. Many people including public officials are willing to act as auctioneers without any real understanding of the relationship between value and timing in getting the most money for your client. Mr. St.John has his Masters Degree in research from University of Washington 1980.

In 35 years we have sold houses, horses. cars, estates, antiques, art, restaurants, heavy equipment, auto body shops, car rental agencies, land, and done hundreds of charity auctions. David was the primary auctioneer on Oahu for Hawaii Auto Auctions for 4+ years. We are now also available for on line or web type auctions. We do the photography, the posting, watching of bids, handle the payments and the details. We have auctioned in Hawaii on nearly every island, Oregon, Washington and Canada and California.

In real estate our experience is that not all real estate should be auctioned, especially if heavily leveraged. On the other hand as a life long Realtor I would advise anyone to explore the details of real estate auctions especially if they have an interesting estate to liquidate. There will never be a better exposure point for the property than the auction will provide. The very people who attend such a liquidation auction should be offered the opportunity to purchase the real estate under terms suitable to the seller. Selling everything on the same day simplifies the sale for the seller and increases the excitement surrounding the entire event and yes, tends to increase the sales price as well.

BASIC SERVICES

The Auctioneer can look at a business or estate and quickly determine whether or not it is worth selling by the auction method. Commissions range from 5% to 25% depending upon the estimated value of the goods. Most auctions range around 25% plus the public is charged 10% as a buyer's premium. Thus in a 20% fee auction you still receive 80%. Never have we had an objection to this method of covering the extra expenses associated with a sale. Sales commissions on real estate rarely exceed 6% and are negotiable and often a portion is paid by the buyer (only at auction).

AUCTION HOUSE METHOD

Avoid auction houses unless we set up a special remote location rented specifically for your sale. Auction houses tend to fool you by telling you that they will pay for your advertising. They will but they will also lump in several sales in an ad which keeps your sale from being special. Some Saturdays there are as many as 5 auctions on Oahu. You will lose audience because of "mass-ads". Lost audience = lost $$$. Auction houses draw the same cheapskate bidders week after week.

ETHICS

Some of the auctioneers whose names you frequently see are the worst people to deal with. They malign each other to get your business then they get control of your funds and the fun begins. Ask around, don't hire the biggest advertiser unless you are as good as they are at wheeling & dealing. Don't hire anyone unprofessional enough to hurt other auctioneers. Our reputation is that if we find a loose diamond in a drawer, we bring it to your attention immediately.

REAL ESTATE AUCTIONS

A real estate auctioneer should be a seasoned Realtor. 20+ years minimum training in Auctioneering, Real Estate, and Real Estate Auctions. All a real estate auction is, is a way to get a crowd to bid against each other for your property. You get to set a minimum price, the bidding takes place at a pre-determined date and place, commissions vary. Normally a real estate auction takes place 3-4 weeks after the listing during which time all the property research and advertising and showings and pre-qualifying take place. Most of the time the property sells for your price and then some. If you have a house full of antiques and a car or two to sell, it attracts a bigger crowd and more often than not, it was the person who came for the car who bought the house. All standard real estate procedures are followed and the process is virtually risk free except that the seller often pays a refundable retainer and some special advertising up front.

ADVERTISING

St.John Marketing does all the advertising for the auction business. 30 years of advertising experience writing and setting up your ads protect you. You may have a small graphics fee but writing and placement are free, you pay the newspaper, radio, etc. fees.
